Bathers Collaroy has been in the works since 2017, when LSW first assisted HCAP in acquiring the development site, being all lots in multiple existing properties across numerous sites.

In the 8 years since the acquisition of the parent site, LSW has worked closely with HCAP, and the parties involved in delivering the successful final product including:

  1. Lord’s Group for the construction;
  2. Upstate Real Estate for the sales;
  3. Commonwealth Bank for the construction and project finance;
  4. Bee & Lethbridge for the surveying and plans; and
  5. Various statutory bodies for meeting all DA conditions

Bathers Collaroy did not come easy, requiring timely and detailed assistance at every turn, including:

  1. Plans of Consolidation from the parent site;
  2. Ausgrid leases entered into;
  3. Covenants and restrictions with council and the NSW LRS;
  4. Marketing and pre-sale contracts prepared and exchanged;
  5. Lending covenants and complex finance arrangements;
  6. Leasing of the retail and commercial lots;
  7. Working with neighbouring properties to ensure appropriate access and cooperation was provided in time;
  8. Bespoke by-laws prepared; and
  9. Early settlements of the pre-sold properties.

As settlements begin, LSW is proud to share that our team, led by Dean Woodbridge and assisted by Branden Corcoran, have been able to facilitate all legal aspects of the project, including now commencing the final stages of the settlements and leasing of the final properties.

Dean Woodbridge, the head of our property development practice, commented:

“In my many years working closely with HCAP Group across its development projects, this project in particular stands out as a landmark deal. The efficiency and precision with which HCAP Group moved to deliver this project prior to any sunset dates, and my team’s thorough assistance throughout the process is one of my firm’s proudest achievements.”

Branden Corcoran, who worked closely alongside Dean throughout the process, added:

“This was a rewarding project to be part of, as we were able to work from start to finish with all aspects of the development, and seeing the settlements begin after the years invested by all stakeholders is very exciting to see it all come to fruition.”

This outcome represents a major milestone for our team, reinforcing our capability in managing sophisticated property acquisitions and development projects. We look forward to assisting with the next stages of the sales.

Further updates will follow as the development progresses, and we welcome enquiries from others undertaking similarly complex transactions.
